		<description>There was a time that this addage worked. Our market is heavily peppered with investors who, strangely enough, are aware of this expression. They anxiously make first offers @ 10% or lower below asking and flip it a year later at a substantial profit. 

Sellers also tend to be a literate bunch. They too have seen or read Freakenomics. If its a good offer in a flat to sellers market, it will go - it just might take a few months more.

I am seeing listings last 9 months or more without a price decrease, eventually closing. 

There is no easy math. Do the job and do it well.</description>

I agree with you 100% that we are working for the seller - to achieve them the highest price possible.

The form of no price marketing you are talking about is Auctions. Auctions are designed to &#039;Get a sale&#039;, they are not designed to get the &#039;Highest Price&#039;.

Therefore a sale at any price is better than no sale.

If I had a client where getting it sold at any price was more important than getting it sold for the best price - then I would suggest Auction as something they should consider.  However, even in this situation, I for one believe there are better ways to achieve a sale and the best price.
