The Changing Face of Farming – Mystery Creek Fieldays

Gosh we are blessed in the Waikato right now with extremely warm early winter weather unlike the normal frosty foggy times of years gone by. Better not speak too soon though with the 44th Mystery Creek Fieldays starting tomorrow morning. We feel for those in the south who have already experienced heavy snow falls as well as those affected by the earthquakes in Canterbury.

ANZ are the Strategic Partner of the Fieldays 2012 and have kindly invited me and other rural professionals to a breakfast on Thursday morning. Their plan is to introduce us to the Agri edition of the privately owned business barometer. Thanks to Brett Robinson and his team at the Te Awamutu ANZ for the invitation. Should be fun!

Although I’ve been attending Mystery Creek Fieldays every year since my arrival in the Waikato back in 1986, I’m especially looking forward to this year as it’s my first year representing Bayleys Real Estate Country Team.

My memories of those earlier times feature redband gumboots, considered by many to be essential Fieldays footwear and of course the thick Waikato fog! Fortunately times have moved on, the Fieldays roads have improved and you can now do the whole thing in your street shoes.

It’s something I really look forward to each year because it’s a brilliant opportunity to network and reconnect with people from all around the country. Even my bro turns up sometimes from down country. You just can’t beat simulating conversation can you?

We can’t argue with this year’s theme, The Changing Face of Farming because it sure is. Just look at the numbers of dairy cattle nationwide; 6.2m and an average herd size of over 400 which is triple what it was 30 years ago. More on this at another time.

Waikato Rural Sales February 15th Update

For the three months ended 31 January 2011, there have been on average 1.67 farms sold and 10 lifestyle properties sold per week in the Waikato Region. If no further property is listed and at the current rate of sales, it will take 180 weeks to sell all the farms and 98 weeks to sell all the lifestyle blocks currently available in the Waikato Region.

In the month of January, four farms in total were sold, the sales were achieved in the following districts: Otorohanga (1 grazing); Waipa (1 grazing) and Waitomo (1 grazing and 1 finishing). This compares to 5 in January 2010 and 8 in January 2009. Lifestyle block sales numbered 26 for January 2011, compared to 30 in January 2010 and 24 in January 2009.

The following sales statistics have been sourced from the REINZ database for the three months ending 31 January 2011. We have divided the Waikato region into districts and then included each districts’ month by month sales totals and median selling price for the combined three month period.

Waikato Rural Sales 1st November Supply Update

As at 1st November the total numbers of farms and lifestyle blocks available throughout the Waikato Region have increased by 4% since 1st October. The categories of dairy, finishing and lifestyle are all showing an increase, while forestry and grazing have decreased. There has been no change to the number of cropping, horticulture and specialist lifestyle properties available.

Fonterra confirms second highest payout before retentions

Dairy farmers will be pleased with Fonterra’s announcement yesterday of its second-highest payout of $6.70 (before retentions) for 2009/10, up from $5.21 last year. From our own perspective, we are quietly optimistic that this will provide buyers with a greater level of confidence as they conduct their due diligence regarding the purchase of a dairy or dairy support farm.

The payout comprises a Milk Price of $6.10 per kilogram of milksolids (kgMS) and an annual dividend of 27 cents per share, with retentions of 33 cents per share. This means an average farmer who has 100% share-backed supply for 2009/10 will receive a cash payout of $6.37 for every kgMS supplied during the season, compared with last year’s $5.20 (net of a 1 cent retention).

The payout news came as Fonterra announced an after tax profit of $685 million for the year ended 31 July 2010, 12 per cent higher than the prior year. The profit includes $174 million of non-recurring gains, primarily arising from sales of non-strategic assets.

Waipa Farms Median Days to Sell

An analysis of rural market activity in the Waipa District for the past 12 months (YO 2020/09/21) establishes that a total of 22 farms have been sold. This included 4 Special, 11 Grazing, 6 Dairy and 1 Arable farm. Given that there is currently a surplus of farms on the market as identified in last week’s analysis we were curious to see what the median days on the market have been.

As shown in the chart below, median days in the rural Waipa market is 107 or slightly over 15 weeks. (Click on the chart to enlarge it)
