Selling

Trust the Professionals to get you SOLD !
Once you have made the decision to sell your home, you will want to see that “For Sale” sign turned into a “Sold” sign as quickly as possible, but only for the best possible price.
My role as a real estate agent is to provide all the information you would require to make the best decision for your individual needs. With years of experience and qualifications to match, I can help you achieve your real estate goals.
When it comes to entrusting your home to a real estate professional, I appreciate that you have many choices. So, why trust me?
Here are a number of reasons to entrust me with your home:
Experience
Albert Einstein once quoted “the only source of knowledge is experience”. And when it comes to listing, marketing and selling real estate, experience is key. Not only am I an experienced real estate agent, I have a further sixteen years sales, marketing and business development experience providing an all round business acumen seldom found in real estate sales people.
Competent
Competence represents a cluster of skills, abilities and knowledge needed to perform a job well. Qualified and licensed as a Real Estate Agent, I can offer a greater depth of knowledge on property matters than many of my peers in the industry. Combine organisational skills, property intelligence, creative marketing abilities and personality plus – you’re about to appoint a highly competent real estate agent.
Dedicated
A famous American architect, Frank Lloyd Wright, wrote “the price of success is dedication, hard work and an unremitting devotion to the things you want to see happen”. Nothing is more correct when selling real estate. It’s not just about listing your home – it’s about making sure your home is sold. Dedication is in providing all the information you need to make a decision. Dedication is in promoting your home, until you have the money in the bank. Dedication is about always working in your best interests. And that’s exactly what I do.
Communicate
Effective and relevant communication marks the difference between a positive real estate experience and a negative experience. Clearly communicating all the options that are available to you – from listing or marketing strategies to selling and handling negotiations. Regular communication about who has viewed your property and what they have to say – not just as a weekly report, but on the day the viewing happens.
Professional
Professionalism is as much instinctive as it is learned. To be truly professional is more than just dressing an acceptable way, or talking about the things people want to hear. In real estate, the level of professionalism I work to is finely aligned with respect. To respect your right of privacy. To respect your right to say No to inconvenient viewing times. To respect that as an owner of the property – you will always have the last say.
Local Specialist
Working with an agent who knows the local area will often deliver a better result. From having a database of relevant buying clientele through to fully understanding the local idiosyncrasies, no one is in a better position to understand why people want to buy here. With a greater level of understanding for the area, I have the expertise to identify the motivating factors that will attract the right people to buy at the right price for you. Local agent – better results.
Impartial Advice
Good friendships are hard to find, and impossible to replace. If you have a close friend who works as a real estate salesperson, be mindful of how this relationship will be tested during the marketing and sales process. Your friend may love your home, but will you respect their advice if they encourage you to accept an offer that that is well below your expectation. Appoint an agent who can offer impartial advice, because you may regret acting on emotional advice.
Value Based Advertising
Reality is, it pays to advertise – but nothing is achieved by spending money on unnecessary advertising. Incorrectly placed advertising be an expensive mistake, yet some insist on promoting ‘marketing plans’ that have been carbon copied from a centralised office system. Together we will discuss the different options available [including the free ones], listen to your objectives, and then we will make it happen. Offering you an independent approach to advertising – your investment used to the best advantage for you.
Marketing Expertise
Marketing is not advertising, few understand that. Do you get bored reading the ‘standardised’ real estate jargon? You know – the typical two bedrooms, one bathroom, sunny position style of writing. If you think your home is worth more than that, then you should work with me. Marketing is about making it simple, making it memorable, making it inviting to look at, and making it fun to read. Capturing the imagination and attention of the reader is what drives a response, and is the key to getting your home sold. Few understand that.
Database of Buyers
Remember as a local specialist I work day in and day out in your area, connecting with all kinds of people looking to buy or sell. Every contact is recorded and kept in contact with, which means, that when you are ready to sell, you have the advantage of working with an agent who might already know of someone ready to buy. We offer a ready supply of qualified people potentially looking to buy in your street.
Technology
Love it, or fear it, technology is ever changing and the world wide web is power marketing for real estate. Days of placing an advertisement in the paper and waiting for the phone to ring are long gone. Today is the age of proactive internet marketing – from Email and Web Pages to Facebook, Twitter, Linkedin and Blogging – these are all e-marketing tools that I invest time, money and resource in – and affectionately tagged the silent salespeople, these tools give you 24 hour a day exposure to the world.
Photography
A picture paints a thousand words, and making your property look its absolute best on camera is marketing gold. As an amateur photographer, I understand photography techniques, styles, exposures and post production tools that could save you the additional cost of using a professional photographer. You won’t see harsh shadows, grey skies, sloping roof lines or rubbish bins in any of the properties I’m promoting.
Interior Design
With a strong background in home textiles and study in both interior design and colour use, I am more than happy to offer quick, easy and free advice on presenting your home for sale. If you’re thinking of painting rooms or undertaking any improvement work before listing your home for sale, please talk to me first – just to make sure that if you are spending money, it will at least increase the value of your home.
Creative
Call it the rural upbringing, mixed with kiwi ingenuity and a touch of the classic ‘she’ll be right’ attitude and the result is my ability to think outside the square. No two transactions in real estate are the same, so for the best results you need to be working with an agent that can find solutions, and find them quickly.
Right Attitude
No matter how many people are on a database, or how extensive the marketing campaign, it is possible that another agent could have a buyer for your property right now. My first priority is to sell your home as quickly as possible, and for the best possible price. Because of this philosophy I make no secret of your exclusive listing, even with other agents and I welcome their enquiry. Not all agents work this way.
Humour
Selling your home is a serious business, but life without humour can get tedious. At all times I deliver a professional attitude and result – but let’s have some fun along the way. List your home with me, then sit back, relax and let me take care of business.
“Selling for the right price doesn’t happen by chance; and choosing the right agent – does make a difference” – Lynnette Baird
