		<description>I think it&#039;s a case of the current market we are operating in. There seems to be fewer buyers actively looking and at the same time more homes for sale. As consumers we are now more comfortable in going to the open home, rather than calling the agent. We want to remain in control of what we view. I think there is real opportunity for agents to sell their service to the buyer. &quot;tell me what you are after in your next home and let me whittle down the list for you&quot; or &quot; I&#039;ll take you - no charge!&quot; 
Some agents are often slow to respond to market changes. Some continue to work with buyers in the same way, even though their market may have changed from a sellers market to a buyers market. Failing to change strategy when needed has its consequences.</description>

Perhaps coastal property is doing well where you are but you need to go visit the far north.  It&#039;s taking a bath up there.  Talk to some of the real estate agents trying to sell Karikari, Taipa, Cable Bay.  No demand and vendors still with their heads in the sand, pointing to unrealistic CV&#039;s issued by the FNDC to generate more rate revenue.

Who is buying?  Is it investors?  Is it renters looking for their first home and now scared of missing the boat again or are they immigrants or Kiwis returning home?  I know of several individuals and families looking for their first homes or homes they will live in and finding it hard because they are being priced out of the market again?

I&#039;m not going to predict anything.  This last year has proved that no one knows anything about what is happening whether it be in the financial markets or the real estate market.</description>

We have people actually listening to these guys.....we&#039;ve just had an article in the NZ Herald about coastal property taking a bath......our phone rings hot with people full of doom and gloom when will Kiwi&#039;s learn that the media is there to sell papers and don&#039;t really give a stuff or care what they say....we are a gullible lot. I never read the papers and my days great and so is business!!!!

		<description>Garry - my understanding is that Zoodle source their data from Terralink and therefore it only includes sales that have actually settled and the new owner has taken possession/moved in so there is a seriously long lag to the data they use.

My data for Jul/Aug/Sep includes all sales up to 30th Sept that are unconditional. Some of these are not settling until November so it will be a while before they show up in government based statistics.

This also applies to Quotable Value figures and is the reason why REINZ or &quot;coalface&quot; data is usually a lead indicator for the industry.

There were only 24 sales in the quarter or 8 per month so it&#039;s a pretty small sample as the usual volume would be around 14 per month.

The price recovery has been mainly due to a shortage of stock - for example in the middle of January there were around 56 homes for sale in Pt Chev vs only around an average of 15 for sale throughout the third quarter.

The median may change again depending on stock levels. We have several new listings starting this week and many more who want to be sold this side of Christmas.</description>
