Here is a map with the markers showing homes that Professionals real estate have sold in the Westmere area over the last few years with our latest sale in the area being 24 Garnet Rd. Our sales in the Westmere area over the last 12 months have ranged from $830,000 to $1,450,000 and most sold within two weeks of listing for sale.

Pt Chevalier will soon be a $1m plus suburb

There were 16 sales in Pt Chevalier above $1,000,000 in the three month period of June, July, August 2012 and our Pt Chevalier office sold 50% of them!

In the same period of 2009 above $1,000,000 there were none, then in 2010 there were 5 and in 2011 there were 2.

We predict it will not be long and Pt Chevalier will have an average sale price above $1,000,000 and it will join an exclusive club of such suburbs!

Beware of theft at open homes

Theft from open homes has been noted in Auckland of late and the industry has been alerted to this by REINZ.

With so many people visiting each open home it may be worth staying home during the open home or directing the agency to have two salespeople on site in order to provide a more secure environment.

Holding an open home sometime soon? If you are, be aware that some “viewers” may be visiting your property with mischief on their minds.

Auckland Police are aware of a couple who, when recently attending an open home in an eastern suburb, made off with jewellery and other small but expensive items.

It’s understandable that the operators of open homes - the agents – cannot be in all rooms at all times, so it’s important that vendors ensure their valuables are either removed from the property during the sale period or locked away so that snooping opportunist thieves cannot lighten the load when it comes time to pack the house contents up.

Enquiries into the recent incident are continuing but Police are aware the couple filled in the viewer register with false names and contact details.

Bedside cabinets and chests of drawers were targeted and, if found to contain portable valuables, these were taken. Investigating officers have advised the Real Institute of NZ of the incident and are following some leads.

In the meantime the prevention advice is simple – lock it or lose it.

If anyone is aware of people carrying out this type of theft, they should contact the Police or call Crimestoppers anonymously on 0800 555 111.

Westmere coastal walkway proposed

Auckland Council is proposing a coastal walkway around the Westmere peninsula which will enable people to walk from the bottom of Garnet Rd around the waterfront to Lemington Reserve. Many people will not realise that there is a strip of land in front of homes on the water side of Winsomere Cres, Westmere Park Ave, Sunny Brae Cres and Weona Place that is actually a council reserve.

The 1.4km long coastal walkway is proposed on council reserve land and the coastal marine area. This area runs between Westmere Park, at the end of Westmere Park Ave and Lemington Reserve, accessible from Lemington Road.

The council website says the walkway would need to be sturdy and durable especially over sections with steep terrain and partly exposed to tides. The low-tide sections would pass through mangroves and native regenerating forest of Pohutukawa, Nikau, Kowhai and Cabbage trees. Because of this, the walkway would not be suitable for cyclists. Construction will begin once the publicly notified resource consent process has been completed and approved. The council says this walkway would be an attractive walking amenity for the local community as well as visitors. It would increase connectivity between reserve land and provide additional walkways for pedestrian enjoyment.

A quick search of “weona walkway” on google indicates that the decision to create this walkway has been controversial as can be seen in this item and this feedback.

Pt Chevalier and Westmere listing levels at record spring lows!

As at 5pm on the 5th of September there were only 6 homes available for sale in Westmere and 9 homes available for sale in Pt Chevalier.

So a total of 15 homes in these two sought after suburbs - take the plaster clad and leasehold homes out of the equation and there are only 11 homes available.

This is the lowest level of listings we can remember, as spring commences, since 1995 when we commenced working in the area. On the other hand we have more buyers registered than we have ever had before

So why are there no listings – probably two main reasons:

1) There is an expectation that prices will continue to increase significantly so there is no rush to sell

2) If you do sell there is very little chance of securing an alternative home and rentals are also in short supply

What does this all mean for sellers? If you list your home now in such a strong sellers market you will achieve a premium price due to the number of buyers competing for each home.
