As at 5pm on the 5th of September there were only 6 homes available for sale in Westmere and 9 homes available for sale in Pt Chevalier.
So a total of 15 homes in these two sought after suburbs - take the plaster clad and leasehold homes out of the equation and there are only 11 homes available.
This is the lowest level of listings we can remember, as spring commences, since 1995 when we commenced working in the area. On the other hand we have more buyers registered than we have ever had before
So why are there no listings – probably two main reasons:
1) There is an expectation that prices will continue to increase significantly so there is no rush to sell
2) If you do sell there is very little chance of securing an alternative home and rentals are also in short supply
What does this all mean for sellers? If you list your home now in such a strong sellers market you will achieve a premium price due to the number of buyers competing for each home.
