Auckland CV 2011 – unreliable!

The Auckland Council Valuations for 2011 are no guide to market value if sales we have put together since October are anything to go by!

We have sold homes for figures $100,000 to $200,000 above the new CV figures and also seen Registered Valuations that are $300,000 to $400,000 above the new CV. So if you think that your new 2011 CV is an indication of the market value of your home then it probably isn’t.

2011 Election – no real estate slow down

We’ve been very busy in the first 3 weeks of November with contracts signed on over $5,000,000 worth of homes and the perception that the Election would lead to a lull in sales has been proven incorrect or at least that’s the case in our office.

Open home turnouts have been fantastic, with multiple offers received on properties and street records broken, so anyone who has put off selling until the New Year may wish to rethink that strategy as there are many buyers hoping to purchase before Christmas so that they can be in their chosen school zone before the first term of 2012 commences.
