Pt Chevalier, Westmere, Grey Lynn real estate market

On the local front Auckland’s popular inner city suburbs of Pt Chevalier, Westmere and Grey Lynn swung into spring mode much earlier than usual this year resulting in a massive run of sales for our Pt Chevalier and Grey Lynn offices.  The average sale price achieved by our team from our last 10 sales was an incredible $1,231,000.

Most of the homes we sold in September were on the market less than 10 days, many with multiple offers presented, some breaking street records and several at prices significantly higher than was paid for them previously, for example:

Sold $76,000 more than it sold for in Nov 2007
Sold $140,000 more than it sold for in Sep 2006
Sold $129,000 more than it sold for in Oct 2010
Sold $190,000 more than it sold for in Sep 2008

The above examples had mainly minor work like painting done in the intervening period.

Most of our last 10 sales were at levels well in excess of the 2008 CV . Our September Pt Chevalier sales achieved an average of 23.2% above the 2008CV figures with the top three results being $497,000, $460,000 and $229,000 above CV. It will be interesting to see what happens with the 2011CV figures when they are released later this month.

We thought that the rugby would slow down activity but it has actually increased!

There is huge buyer demand for homes in the Pt Chevalier and Westmere area and any new listings are snapped up very quickly and at prices sellers are usually ultra happy with.
