“I thought the market was quiet?”
This afternoon we had approximately 80 people through a 30 minute open home at 30 Te Ra Rd, Pt Chevalier and this followed another 20 who inspected by appointment on Friday.
The huge response prompted some amazed looks from buyers who couldn’t believe the interest in the property, several asking questions along the lines of “what makes this property so popular?” and “I thought the market was quiet?”.
Lawrence commented “we should open a shoe store” to which we all had a great laugh. It was difficult to get a park within 400 metres!
So what created this huge level of activity?
First of all the home is absolutely fantastic, with 4 bedrooms, ensuite, 2 living areas, a studio and a full northwest facing 622m2 site – it is the kind of home a huge number of buyers are seeking.
Secondly the marketing campaign comprised:
1)Email to buyer database containing over 1,000 registered buyers.
2)Feature status on realestate.co.Nz open2view.co.nz and trademe.co.nz
3)Full colour 1/4 page advert in the NZ Herald.
4)Full colour sign and brochures
5)Mail drop to local area
6)Adverts in the school newsletter and the community website
7)Feature window displays in our Pt Chev and Grey Lynn office windows.
8)Extensive direct contact by phone with buyers we thought would be keen.

Imagine how much more you could get the owners if you auctioned such a sought after home.
Thanks for your comment Steve – I note on Barfoots website that the latest results posted (which were for April) show 106 sold under the hammer while 141 were passed in! So appears that the odds of selling at the auction are around 43%.
The May and June auction results are not shown on the Barfoot website but If I remember correctly the pass in/sold under hammer figures for June that were published in the newspaper were similar to the April results.
Also interesting to note that many of the auctions advertised for this week have scripts like “attention bargain hunters”, “owners circumstances create your opportunity”, “change in circumstances”, “two superb homes for one bargain price”, “absolute bargain”, “their loss, your gain”, “serious seller needs serious buyer”, “vendor has bought, must sell”.
This surely must create an impression amongst buyers that auctions mostly are the place where you get bargain buys.

Stunning result – just checked out the traffic to this listing – in just 4 days over 1,200 views (http://www.realestate.co.nz/1364573/statistics) – proves the value of online – I wonder if you called up the NZ Herald if they could tell you how many people had reviewed the advert in the paper!!
As a interesting note – we have seen quite an appreciable increase in traffic and email enquiries in the past 10 days – will post more details in the next week on the overall market.

It sure has been busy at that property and it should be sold before the end of the week. Just shows that anything with the family “X-factor” will always be popular.

As of today 44 hits from Australia, 27 from the USA and 54 from the UK which has resulted in several local based friends and relatives looking on behalf of the offshore buyers.
