As of today we are unemployed…

In our office we’ve just had an incredible July and there are still 6 days to go – all our homes are either sold or under contract and for the first time in years we have no open homes to do this weekend. We are effectively unemployed – what will we do?

Well the weekend weather forecast is all bad so that’s great news as we won’t have to get soaked putting up the open home flags. At least there’s Robbie Deans vs Graham Henry on Saturday night to keep us occupied.

Anyway to celebrate our success we headed off for lunch at the fabulous Garnet Rd Foodstore in Westmere and discussed the market, where our next listings would come from etc, etc. We can’t remember when we last had a situation where we had run out of properties to sell and as a result a weekend free of open homes.

Sometime, like long weekends, we might choose not to bother with open homes but to have absolutely nothing left to sell and have an open home free weekend forced upon us feels quite strange.

So this is what our office window looks like right now – we are pretty happy with all those sold signs but we would rather have a fresh bunch of listings to sell! July 2008 in our office has equalled our sales volume for 2007 and only one sale short of 2006 so pretty much business as usual for us.

Two of this weeks sales were for properties that only lasted on the market for one week – 9 Harbour View Rd had over 40 groups through in 4 days – it just proves that realistic asking prices get results!

Despite the doom and gloom in the media we still have over 500 buyers registered with us many of whom are cashed up and want to buy a home right now in:

Smart buyers are taking advantage of the decrease in prices and many have secured the Kiwi Bank 8.79% 3 year fixed rate so they are getting the best of both worlds.

It’s also a great time to upgrade as it is now possible to secure a new property subject to sale of your current home.

So we are very positive about the market right now and our homes are selling.

The election build up could put people off listing their homes for sale but it is really only polling day that real estate goes ultra quiet.

So get your home on the market now – there are plenty of buyers, competition from other homes is low as there are not many good quality realistically priced homes for sale and the chances of selling reasonably fast are pretty good if you are listed with our office.

We don’t like being unemployed – we need your home to sell now!
