Realestate.co.nz provides specialised websites for each category of industry

Yesterday we began the roll out of a range of new websites specifically targeted to provide key sectors of the real estate industry with specialised website for each category. These comprise Farms, Commercial, Business sites and will in the coming weeks include a whole new Realestate.co.nz – just focused on residential property for sale or rent.

Prime Commercial is a new site designed to showcase the vast array of listings that make up commercial real estate, whether it be property for lease or to buy. Currently there are 25,368 commercial properties on the website. This makes the site the most comprehensive online source of commercial properties being marketed at this time.

Prime Business is a new site designed to showcase the portfolio of the specialist business brokers in NZ. Whilst the smallest category of real estate it is worthy of a dedicated website to provide brokers and clients with a specialised website to find business opportunities from amongst the 3,793 currently on the market being actively marketed by licensed business brokers.

The chart below compares the content of Prime Business as against other specialist websites featuring businesses for sale and some websites which feature businesses for sale.

nzFarms is a new site designed for the rural sector of the real estate industry. This new specialist website provides the most comprehensive selection of farms and agricultural land to be found in one place. In addition to the 7,941 farms and agricultural businesses to be found on the website from across the country, the site also showcases a selection of 11,786 lifestyle properties.

The chart below compares the content of nzFarms  as against other specialist rural websites featuring farms and agricultural businesses for sale and some websites which feature farms for sale. These statistics of listing comparisons do not include lifestyle properties.

New Features with Agent Pro

There are two new features added to the Agent Pro website.

  1. We now provide statistics on the number of visitors to your profile page and your featured agent advert. These charts which you will see on your dashboard when you sign in show you how many times your profile page has been viewed and also how many times your featured agent advert has been displayed and how many people have viewed your profile as a result.
  2. When you now book a Featured Agent advert you will see a new button marked “view map”. This new feature allows you to see exactly the boundary for every suburb in our database. This dynamic and unique feature is going to be presented as part of the new website and will undoubtedly be of great assistance to help people better appreciate the boundaries of individual suburbs.

Upgrade to Voices blogging platform

I am very conscious that we have had many questions as to when we are going to upgrade the Voices blogging platform.

The current version does not support some of the add ins and enhancements that we know that you want, like the ability to embed videos and presentations.

We have been somewhat limited over the past few months with spare capacity of developers as we have transitioned our development team from NetConcepts to Sparks Interactive.

Now this transition is complete I am more confident that we will be able to upgrade the Voices WordPress application from the current version right up to V 2.8 within the next few weeks. When I have a confirmed date I will make sure we communicate it.

For those of you who are not sure what this is all about – worry not. We will ensure that any changes we make do not effect your blog. However the upgrade will change the look and feel of the look  and feel of the admin side of the site so we will help with training.

Profile – how can make sure you are going to get that phone call to appraise a new listing?

At this very moment someone may be Googling your name – checking out your details before they meet you next week for an appraisal you organised – you need to be on that shortlist and you want to make sure that what they read about you is the best representation of your skills and experience.

You have to make sure you have at least a page on the web which you can use to profile yourself – it may be your own website or blog, it may be a page on your company website. It could be a free profile page we have introduced for everyone in this industry to profile themselves to prospective clients. Property Management – new service will appeal to all tenants

If there is one thing that differentiates property management from property sales it is speed of transaction – as a property manager you want to list a new property and have it tenanted by the end of the week!

The web is the fast and efficient way to find property to rent – that is why we regularly have over 75,000 unique visitors per month reviewing rental properties on our site – we host over 6,000 of them at any one time. However what is faster than the web and more convenient to tenants – mobile phones!

We are really excited about a new service we are launching today with a new NZ company called TextMe – in partnership we are able to offer all prospective tenants a text alert for new property listings – the moment they hit our site.

The service is free to subscribe. Alerts are sent to tenants specific to their search criteria – locations, number of bedrooms, price.
Tenants get these alerts for free which includes a listing number and the web address of the listing on realestate.co.nz. If they want to get the property address (if available) and the contact details of the agent to act on immediately they fire back an email response which then sends them the details for an additional 50 cents.

Featured Agent – Equitability in marketing for an agent

The launch of Featured Agent in April was undertaken after valuable feedback from within the industry. We had been actively testing and discussing it since January.

However as is the case with any new feature you need to be ready to handle situations which may not have been readily visible at launch. It is clear given the take up of the service that there is a growing sense of competing interest vying for the 3 spots – this competition has exposed an issue which arose this week and has as such helped us to learn better how to adapt the principles of the service.

The current booking process is best presented as a “first in – first served” race. However we experienced a situation where a single office has “block booked” all 3 spots which has lead to feedback from other agents in the same suburb wishing to register a complaint that this is not fair, especially of an industry owned website. In their view we should be portraying to the public a balance of options when it comes to agents in an area.

When we set up this service these were the principles:

  1. Featured Agent was established at the request of salespeople who wished to have a means to promote themselves on the site to prospective vendors.
  2. The core principle of realestate.co.nz as an industry owned site is to act in a consistent and transparent manner to serve all professionals in this industry with a cost effective marketing tool
  3. A judgment was made to restrict the number of agents per suburb to just 3 – in that way allowing the public to see a representative selection of keen agents ready to promote themselves in that suburb.
  4. The buying criteria is first come, first serve with no ability to pre-book or blanket book for periods of more than 3 months

With these principles in mind we have made an amendment to the terms of business for booking of Featured Agent which will be implemented at the next release of Featured Agents which will be for the months of October onwards. This will be communicated on this website and through email prior to this date. This then is the situation and solution.

If a suburb is booked solely by one office within that suburb, and realestate.co.nz receives a challenge from other agents in that suburb. Such a challenge will be entertained by other offices who feel that in having an effective block booking attained by one office is not in the best interests of the website as judged by the consumer viewing that page and seeking to assess the capabilities of a range of agents for that suburb. Each case will be assessed on a case-by-case basis and the judgment will be made based on objective and transparent criteria for such an evaluation.

The recommended solution will be to allocate a single featured agent to each office in the suburb (only of those offices that raise an objection). If the number of challenging offices together with the original featured agent office exceeds 3 then the allocation will be based on a random drawing to see which offices will be featured.

In addition prior to the completion of each feature period (the current 3 months for example – Jul/Aug/Sep) an assessment will be made as to ascertain which suburbs were fully booked with featured agents. For all these “fully booked suburbs” with 3 agents a draw will be made from the existing customers of featured agents as well as the invitation of any offices and their salespeople who may wish to buy a feature agent profile in that suburb to participate in a random draw to allocate the 3 slots. These “fully booked suburbs” will be notified well in advance of the renewal date and a draw made prior to the start of the new period.

Open Homes – new website functionality

Open homes are a key part of marketing for any property and almost every salesperson. They are also a perfect component of a good real estate website. For over 2 years we have had the opportunity for salespeople to add open home times to individual listings in our database, however up until now this has not been an automated process integrating your own office website with realestate.co.nz.

But now that has changed and we can from this week offer all offices access to show their open home time automatically on realestate.co.nz. To ensure your office can benefit from this please contact your data provider or helpdesk support – we have been working with the data providers but cannot confirm all will be able to provide this all this week.

We have made some changes to the website to help buyers find and schedule open homes.

1. A new search filter tool has been added to the search box and the search filters on search results allowing buyers to view just open homes


2. In addition we are introducing a weekly email service for buyers specifically focused on open homes. So when a buyer saves a search selection on the website they will be prompted to receive a weekly email on a Friday afternoon which will show all the open homes we have featured on the site within the saved search criteria all ranked in time order – thereby making planning open home visits more efficient.

3. The scheduling of open homes is often a very dynamic event, often more so than the listing itself. To this end we are encouraging data providers and your office to send us any open home updates as frequently as they like – more than once per day. In this way we can help you better highlight to buyers any changes to open home times.

We are conscious that the website needs to assist you in this key part of marketing – we see no need for buyers to visit multiple websites to get the key information that we can provide on this website – nor do we see the need for you to pay other website to offer a profile of your open homes when this can be done on your industry owned website – all of this of course is provided free of charge to you and your office as part of your regular monthly subscription.

Featured agent – space still available

The launch of this new premium service was enthusiastically received on the 2nd April when we took the first bookings from agents to feature themselves on individual suburbs for up to 3 months in order to seek listing opportunities.

Within hours we were receiving online bookings which meant that some suburbs sold out very quickly.  To date we have taken orders from over 600 agents across the country.

There are still some suburbs available and I would encourage you to check out the opportunity – as from a low $25 (inc GST) per month you can secure one of just 3 premium spots to feature yourself in front of keen buyers and sellers checking out the listings in your chosen suburb.

With over 350,000 unique visitors to the site every month the web is the perfect place to profile yourself and your local suburb is where you want to be seen as a proactive agent.

From today you can promote yourself as the local real estate agent and from just $25 per month per suburb as an introductory offer; there is no more cost effective medium.

Everyday around the country agents grab the opportunity to advertise through a variety of advertising publications to raise their profile in their local community in an effort to secure listings and the chance to talk to prospective vendors. As is well known in this industry the majority of buyers are vendors and visa versa, so we know that most people searching for property on our website are likely to be looking to sell and therefore could be interested in talking to you, that is why realestate.co.nz is a great publication to use to promote yourself.

A featured agent profile is limited to just 3 agents per suburb – first come – first serve. You can book up to 3 months in advance and we have made it as simple as possible to book – all you need is a credit card.

First set yourself up on our new registration page at Agent Pro. You will need to know your REINZ membership card number. If you are working for Barfoot & Thompson then please set up using your own unique B&T number.

With your REINZ / B&T number we will be able to immediately send you a confirmation login and password. This email will be sent to the email address we hold in our database for you, it is the email address which we use to send buyer enquiries to you from the website. If you do not get a confirmation email within 5 minutes then please call us on 0800 732 536 or email us and we will help to get you set up.

Once logged in select the suburb you are interested in buyers as the featured agent – this is done just like the website, chose the region and district and then select suburb. We will then tell you which months are available and also tell you how much it will cost.

We have set up introductory pricing for suburbs based on demand and interest from buyers with 3 tiers of suburbs – Gold suburbs of which there are just 73, cost $150 per month; Silver with 245 suburbs cost $75 per month; all the other 1,301 suburbs across the country cost just $25 per month. All prices are inclusive of GST. Here is a complete list of suburbs with pricing.

Add your selected suburbs to your “shopping cart” and proceed to the checkout like any other online purchasing website. Once we have confirmed your purchase you will be live on the website under the search for that suburb.

Featured Agent – Frequently asked questions

To assist in answering the questions that have been asked of us as we have been setting up Featured Agent profile service we have captured the answers to the most common questions below:

How do I find out the cost of my suburb?

Easy either select your suburb on the “AgentPro” part of the website by choosing your preferred suburb or download the complete list of all suburbs that are gold or silver.

We have priced the suburbs at an introductory price level. The levels are $150 per month for gold suburbs $75 per month for silver suburbs and the remainder cost just $25 per month.

There are 73 gold suburbs, 245 silver suburbs and 1,301 bronze suburbs.

What basis is used to make a suburb a gold / silver or bronze?

When discussing this concept of Featured Agents for a suburb as an advertising opportunity all the people we spoke to told us that we needed to be fair and charge an appropriate rate based on the popularity of each suburb.

We did some analysis and looked at the number of listings and the number of viewings of listings for each suburb over a 6 month period. By combining these two sets of data we were able to come up with an objective means by which we could differentiate 3 different levels of suburbs and in so doing be fair to all in this industry.

My suburb is full – what can I do?

Unfortunately if all 3 slots for this month have been  booked then it appears that you missed out. Have a look to see if a future month is available to be booked. We will be releasing future blocks of months in the coming weeks so check out this website and make sure you subscribe to our regular monthly email from realestate.co.nz.

We chose to restrict the Featured Agents to just 3 per suburb as this ensures that the impact on the buyers looking at the site is not interrupted by to many Featured Agents, equally we wanted to ensure that there was a balance and therefore 3 agents seemed like the best number.

Why has realestate.co.nz started this initiative?

We have launched this service at the request of individual agents who wanted to take advantage of the large audience on the website to promote themselves in order to seek new vendor enquiries.

We felt that we could provide a more cost effective means for agents to advertise themselves than is currently being offered by newspapers and magazines.

The revenue from this service is part of new income which we hope in time will allow us to offset and subscription changes and hopefully if we are successful enough with this and other initiatives like Zoodle allow us to reduce the subscription fees charges to offices. This is only possible as a result of the website being owned by the industry and the reinvesting any profits made from the website back into the business rather than distributing to shareholders.

What if I want to buy a whole year

We have started off just offering 3 months (April / May / June) – we want to measure the results of these initial months and then with feedback plan the forthcoming next 6 or 12 months. This also ensures that in this initial period we can ensure broad awareness within the industry. With the best will in the world we know not everyone will find out about this on day one and we did not want to frustrate people by having them find their chosen suburb is booked for the next 12 months at this early stage.

How can I find out if there is space available for my chosen suburb

To find out is a slot is available for this month or a future month login to your AgentPro account and search for your chosen suburb.

We do not provide a status that shows which suburbs have available space. To do so could lead to people block booking areas. In the consultation we have had with the industry prior to launching we received clear feedback that we should drive this service at individual agents who want to be profiled on their chosen suburbs rather than offices or groups who might want to buy up areas of the country deliberately to exclude others.

Can I add my blog or my website as the link

The link provided in the Feature Agent advert takes the enquirer to the listing profile page of the agent on realestate.co.nz. On this page there is the opportunity for external links to office website, agent website and also an agent’s blog.

Why is my office logo not showing?

The primary purpose of the advert is to promote the individual agent and as the cost is borne directly by the agent paying online by credit card we judged based on discussions with the industry that the focus should be on the photo and contact details of the agent

My featured agent advert shows my office telephone – I would prefer it to show my mobile number?

If your mobile number is not showing it is because we do not hold that number in our database. We have set a priority rule for the display of contact details. Firstly we show the mobile number, if that is not available we show the home number, if that is not available we show the office number. If you would like to provide us with your mobile number then please contact our team on 0800 732 536 or email info@realestate.co.nz

What happens if I do not have a credit card?

The service of Featured Agent is based on first-come-first-served. Due to demand and to the processing costs of managing orders, invoices and cash collection we do not offer this service. Unfortunately if you do not have a credit card you cannot purchase this service.

Can I buy a feature half way through a month?

You can buy a Featured Agent advert at anytime as long as the space is available. However we do not discount the charge is less than a full month is available.
