The realty is obvious in the case of mortgagee sales is purchasers are looking for bargains. RE people are not the lowest of the low like you state - we are pruely conduits in the sales process. We endeavour to get the maximum for properties we market however if the vendor who ever they may be present a run down property or denines access whoses problem is it - we can only do the best with the tools provided!

The market has come back and yes people were paying too much in the heigh mid to late 20&#039;s. On the Coromandel we saw underlying section values increase by as much as 100%. This was not substainable, however from a developers point of view with compliance costs and holding costs had to be sold at a higher level to provide a profit. So really the RMA and mindless compliance issues caused this massive increase. 

These two examples illustrate the market at its worst as one property was run down and the other we were denined access, so in reality if presented to the market properly not under destressed sales situation the market should have paid at least 50k more for each property.

I guess that coastal prices really have sunk to 2003 levels.

No-one wants to loose money. We know as agents that putting a 2007 price on some properties now, will usually achieve nothing.

When you go to Auction a property is put on the market without a price.  The auction process, assuming that correct feedback is given by the agent, brings the market value to the property.  

It&#039;s often easier for the vendor to come to terms with the current market value, because its not the agent telling him what it is (don&#039;t shoot the messenger) it&#039;s the market.

Agents know that the best time to sell a property is on Auction day as you&#039;re looking at an unconditional sale often achieved in a competition situation.  

However, all is not lost if it doesn&#039;t sell under the hammer.  We are finding that most of those properties are selling soon after the auction with conditional sales.  A lot of buyers won&#039;t come to auctions, a lot can&#039;t come to auctions.
