To read the report in full click here The interesting thing about this report is for vendors the importance of getting a building report and ensuring every thing is complete in regards of a LIM report. These are some of the main reasons why sales fall over. We all know getting a sale is hard enough don’t let it fall over cause you haven’t dotted the I’s and crossed the t’s.
It has been a busy week across my desk with several offers written and forwarded regarding Matarangi Farms Mortgagee Sales. I’ve also been trying to finalise a sale on the Alderman Apartments plus some serious interest in 7 Sara Way. Hopefully some of this will all come together and we can then focus on the next projects being the Commercial Shops in Tairua. We have enjoyed healthy interest on both these offerings which hope fully will result in a sale at the fall of the hammer on the 1st June and 22nd of June respectively. Where has the year gone? May already and it feels like the year has only just started. Life in Real Estate is still proving a challenge with buyers being tough with offers on the properties. The owners are still having to face some reality if they are serious about selling. This is a tough call on many occasions however as vendors they need to ask one basic question – Are they on the market or are they in the market?
There are plenty of stats around indicating the current sales levels of various properties, what price bracket is selling, what market is harder etc. many of these stats do give a reason why your property hasn’t sold and unfortunately the bottom line in a falling or depressed market like we are in, the answer is usually price, lack of promotion and is it presented to the market to sell? When analysising the stats vendors need to view the properties that have recently sold to ensure they are comparing apples with apples. Size of house, size of section, standard of construction etc. all make a difference but in the current market only a marginal one. Buyers don’t really care that you have just spent 100′s of $$$$$$$ on some sort of improvement, the bottom line is they are looking for a bargain. They are in the market to buy and if they don’t buy your property the one around the corner may do just as well! Next week I will provide you a summary of sales trends and reasons buyers are buying and sellers are selling.
During the week the office has been really busy, we had the auction of 7 Sara Way, the property didn’t sell under the hammer but we are in discussion with some interested parties. Only been out on the bike a couple of times during the week….night riding is proving a challenge with the helmet lights, fog and mist and stupid glasses fogging up on me. Makes the downhills very interesting. Road riding a little bit more pleasurable now there are less cars on the roads.

It was great to see my last weeks newsletter prevoked some interesting comment. In Mikes comments column today I have attached one of the emails received from one of the readers. I welcome healthy debate as the market is changing on a daily basis and we as agents need to know what the public, vendors and buyers are thinking! This is important so we can portray a true reflection of the market too the public.
You are aware of the programs Kylie and myself currently have running. We are enjoying good enquiries on both 36 Kawhero Drive (www.bayleys.co.nz/261916) and 7 Sara Way (www.bayleys.co.nz/261945) and will be running “open homes” on both these properties over the weekend – Saturday and Sunday @ 1:00 pm – call in both properties offer great buying lifestyle opportunities.
Bayleys Whitianga have enjoyed very healthy sales this month with 9 sales recorded to date and several in the negotiation stage. Most of these sales are below the $400000.00 level. This market segment seems to have a little traction at this stage. Several unfortunately have been mortgagee sales – this is a sign of the economic times. These sales are usually stressful for the parties involved. For what it’s worth if you are unfortunate to find your self in this situation work as closely as you can with the agent engaged to market on behalf of the mortgagee. At the end of the day you need to assist in achieving the maximum value for the property. It is extremely hard however “open homes”, “presentation” and easy access does help all parties. If you need advice in regarding to your rights etc contact your solicitor, you need legal advice and guidance.
Further to mortgagee sales we have been engaged by the receivers of Matarangi Beach Estates to sell the two farms adjacient Matarangi. These are to be ”Tendered” with tenders closing on the 27th April 2011. We are in the process of listing these two properties and will have more information available next week. The farms are as follows: 875 State Hway 25, Matarangi (SA 66C/246) – 35 ha and 1019 State Highway 25, Matarangi (SA 63B/648) – 54 ha. These farms will make good runoffs, 1019 also has some forestry and nice building sites over looking Matarangi and Whangapoua Harbour.

The Colville Challenge this year lived up to the challenge…..the weather was amazing, the road was dusty hard and fast, and I was doing really great until the air disappeared out of the back tire. Did my head in, lost my mojo, picked it up in the end and finished in just over 5 hours for the 72 km. A great day was had by all felt as hard as Lake Taupo but a great feeling seeing that finish line…….next year 4 hours 30 mins – Yeah right!

What a week – feel so sorry for Christchurch those poor people just getting their lifes together when it all turns back to custard this time with tragic loss of life. You can replace buildings and material possessions but life is so precious.

Kylie Pullen and my self have been busy securing another couple of “Hot” auction properties. Both of these are great listings which will provide the owners great life style choices. Both these properties are featured later in this newsletter. The other “Hot” listing is a property in Hahei. Situated at 47 Pa Road this property has been the permanent residence of the existing owners for over 25 years….now the time has come to slow down and farewell Hahei for something a little smaller. On a personal level I have found time for a little cycling…like a 60 k ride into the hills on Saturday. We followed the high tension power lines at the end of Rangihau Road and wow the views were amazing the down hill exciting and the ride most rewarding. Apart from that I also took Emerald (daughter #2) back to Hamilton and Kath (daughter #3) back to Auckland result peace and quiet for a while at home – love them and love them when they leave!!

18th February 2011- Weekly Newsletter
Last weeks cliche in visitor numbers has now been rectified with Whiticity now pumping along! This has also resulted in a lot more real estate enquiries – and even some contract in negotiation. The tricky market still appears to be apparent and i believe it is going to be a tricky few months ahead. So steady as she goes, remain positive and lets do the business!!
The Ocean Sports Club annual ”One Base” tournament starts this weekend which brings a large flotilla of boats, crew, and partners. Normally Whitianga pumps during these events and looking at the weather I believe it will be a great event. So tight lines and great fishing.
As indicated we have had a number of offers through the office this week, these have been on a wide range of properties including a section which has been on the market for a number of years. This is positive as people are looking for bargains however the odd property is still selling at higher levels as the purchasers have to own that particular property. In saying this unless a property is being marketed on a program without some urgency there is no rush or hurry for buyers to make a decision.
In saying this Kylie and myself have just converted a property in Kuaotunu to an auction program. 36 Kawhero Drive is now being auctioned (which will be held in Auckland – 4th April 2011). Happy Birthday Mum!!! Still going strong after bringing up 3 boys – you deserve a medal!!
Now the kids have gone back too school, Whitianga looks likes a bit of a ghost town. The phone is still ringing so people are still in the buying mode, with a couple of Cooks Beach section deals concluded this week. The town has had a big clean complimentary of the heavy rain falls experienced over last weekend. Thankfully nothing like Queensland Australia has experienced. They certainly have had it rough over the last few months.
I have been busy this week showing people through the “Crows Nest” apartments – now things are a little quieter the complex is easier to show. We are experiencing good demand for these properties it will be interesting to see what happens come auction day? Having a choice of 4 very different units provides several options and certainly in different pricing structures. I believe these will prove to be a solid investment if time is on your side.
If you drive around town you will see a shortage of properties for sale which really is an indication the town is still moving forward. The foundations are underway on “The Warehouse” which will provide some needed employment and create other opportunities within the community. Peter Abrahamson (manager Whitianga Waterways) joined in the fun, he put us to shame as he powered up the hills in “big cog” not the ”granny cog” we elected…..Pete what a machine!!! 2011 Steady as we go!!

2011 – Steady as we go……at this stage no body is rocking the boat as we sail calm seas into a new era – we hope on the path to economic recovery. The property market has been buoyant as all agencies in town appear to be busy. That is good news as the predictions for early 2011 have not been that hot. Predictions for 2011 well that’s an interesting subject. I have spoken to a number of people in all sorts of industries and the reactions are different. It would be interesting to hear your views. My heart goes out to the flood victims in Queensland. This is devastating and I can only hope people can get back to normality as soon as possible. Natural disasters are not pleasant and targets all sectors of any community. The world is certainly a changing place, global warming, earth quakes, tsunamis, flooding, hurricanes all indicating we need to take better care of our environments and at the end of the day look after each other.

Week one of 2011 has flown bye and all is well!! I trust those who have enjoyed a break have had a great time refreshed ready for the opportunities that 2011 will bring. On the Coromandel things have been really busy you could even say frantic! Corogold – New Years consert attracted over 12000 and started the action. 18 of them stayed at my place!! Apparently it was an awesome night and a great start to 2011. The crowds have now changed locally to more family groups who are making the most of the beaches, water and generally the beauty that we love about the Coromandel Peninsula. I have managed some time off – even went fishing and fattened them up for others!
2011 has started well on the Real Estate scene with all of our agents being busy. A couple of contracts have been written with more in the pipeline. This is an encouraging start to the year. I will continue to emphasis however the properties that are moving have been backed by a campaign and true motivation behind the vendors reason for selling. Sometimes the offer may not be of your liking but you need to analysis the consequences of not selling…Is the pain of holding out for more $$$$’s worth the fact that you can move on to other opportunities or simply get rid of a problem? We all would like more when we sell however the current economic and market reality is at present it isn’t happening the way we all would like it too. We try and create the exception, change the world with our clever boxes of tricks – sometimes we get lucky sometimes we don’t!!
I have highlighted this week the start of 2 campaigns. Firstly the Mortgagee auction of 4 “Crows Nest apartments. These are the last of the “developers” and the motivation is clear the mortgagee wants them “SOLD”. The choice is 2 to 4 bedroom options. This complex is starting to gain a reputation for quality. Nikki the manager has turned the occupancy around – doing very well. The building itself is also in good shape with no signs of wear or weathering just looking sharp. Secondly we have the deadline sale date for 12 Skippers Road – Opito Bay. This is a great Absolute Beach front property in this popular beach. On the cycling scene this week I have kept well off the roads concerntrating on the forestry and back trails. Had a great ride over to Waitaia beach, great swim, beautiful weather. Then also a 50K ride around Castle Rock, this is also a great ride fairly steep, fast down hill and amazing views. Might brave the Road Bike next week…….Take care out there on the roads and if your’e on the Coromandel – “enjoy”
