Mike’s Comments…
As indicated its been a really busy week at my desk which has been really encouraging. We all know the market has been slow however what has been occupying my time are properties that are in the market not just on the market. Meaning properties where vendors have recognised the state of the market priced and marketed accordingly to get their property noticed to get it sold. Coupled with this my little advertising venture “Your Town” advertiser has got me out from behind my desk talking to the business community and seeing what is actually happening out there in the market place. This has been great getting me out of my comfort zone.
What I’ve enjoying the most is once you are busy things start to happen. Consequently to keep up to date I am working more closely with Kylie and Belinda in the office. This is ideal in our industry as you can bounce ideas off each other and work more dilegently for your vendors. Team work is very important as you motivate each other which in Real Estate is not always easy.

What can we offer? Apart from the professional ability to provide proven marketing ideas, information memorandums, qualified data bases and the like the main thing agents offer there vendors is time.
Time to devote to finding a buyer for that property, time to address every opportunity to find a buyer, and time to take buyers around to view the various properties. Time is an important ingredient in getting property SOLD. In the current market there really is no place for part timers in the industry, you need someone dedicated to give your property the time needed to get it SOLD. Agents with too many listings (guilty) spread themselves too thinly not giving enough time to your property. I’ve current challenging myself to reduce my listings concentrate on the properties where the vendors are in not on the market! This can be difficult however if you don’t rationalize you end up doing no one any favours.
This is a reason why some agents just don’t take on General Agencies cause they can devote time only to lose control and some one else may sell the property. Incidently only about 5% of properties being SOLD on a general basis sell – interesting! These generals are also the ones that can cause the agents grief especially under the new REAA rules.

Well another achievement ticked off the to do list. I cycled the Tairua to Coromandel K1 last weekend. 84 kms of grueling Coromandel roads. This definitely being the hardest leg of the K1 circuit.
This year the weather was a little on the nasty side. Wind and drizzle for the start at Tairua. I have cycled from Tairua to Whitianga a number of times and usually take around 1 hr 30 minutes. I had a blinder (for me) arriving in Whitianga in 1 hr 20 minutes. The head wind coming into Whitianga being a real factor. Tried to tuck in behind a group but no such luck.
Leaving Whitianga I knew the magic 2 hour to the top of Whangapoua Hill was achievable for me……so off we went. I was on track after a good run across to Kuaotunu, then through to Te Rerenga with the only the Whangapoua Hill between me and the finishing line. The Whangapoua Hill a climb of some 385 metres over 3 kms. This really (for an old buggar like myself) is granny gear, get into a rhythm and just peddle. Well half way up the mind let go the legs cramped and I had to take a break. Unfortunately stopped for 5 minutes. The feeling of finally reaching the summit was unbelievable, down hill all the way to the finishing line. I love this down hill 70 km plus on the speedo hooning down as fast as my bravery would let me. Braking hard out for the 15 km corner at the bottom then hard out into Coromandel Town.
I crossed the finishing line in 3 hours 27 minutes and 58 seconds in 336 place. Not bad I was hoping to beat the 3 hour 30 mark very pleased with my self – next challenge Lake Taupo
