Getting your property SOLD – Here’s some ideas.

I was going to use this forum as an excuse to rave on about the real estate industry but it’s not worth it. As agents we rate down there with lawyers, car salesman and politicians……..so it doesn’t really matter how we get treated the bottom line is we are here to help you.

 

So instead today I’ll give you some hints on how to get your property SOLD in this current market environment.

 

Firstly the rules are the same no matter what the economic climate is. The first key is presentation….make your property stand out in the crowd….insist on great photography. If you don’t like what the agent has taken make them go back and do better. Pay for a professional if that what it takes.

 

Secondly get the text right and captions in the adverts the internet flyers etc. to make people read it make them want too pick up the phone. Once again if you don’t think your agent has nailed it get them to revisit it.

 

Thirdly listen and investigate the market, your agent, hire a registered valuer if that what it takes to make sure you price the property right – sharply for the market.

 

Now don’t be scared to advertise, place your property on the gondola in the real estate supermarket. Put it out there don’t be shy.

 

Now when it comes to people visiting the property carry through with the presentation, lawns mowed exterior of house washed, garden weeded (make it look like its easy to keep) inside once again clean neat de-cluttered and tidy.  Put on a coffee pot make a fresh batch of scones (the agent gets hungry during “open homes”) and the smell of fresh baking makes a house feel homely.

 

Location location location is always a winner but to create a winner in today’s market it’s price price price presentation presentation presentation and promotion promotion promotion. The 3 “P’s” are more important than ever.

 

Put your faith in your agent, obtain professional opinions and advise and work as hard as your agent to get your property SOLD. As agents we can only bring you the market as the market see’s it, our job is too unearth every possible buyer. This can only be achieved by marketing and working agent data bases. The more your property is out there, newspapers, internet, open homes, flyers, window displays, magazines, blogs, agent newsletters etc the more chance of your property being found by it’s new owner.

 

And don’t forget the fresh cooking for the agent at the “open homes” it is appreciated – my favourite is cup cakes but I’m also partial to anzac biscuits – you beauty!

3rd September 2010 – Weekly Newsletter

Well the Scallop Feast has come and gone for another year and from all accounts was enjoyed by all those who participated. Some of my friends believed the security guards were a little heavy handed however the town was left in pristine condition which is always great.

 

The Domestic scallop season has also just started so we expect flotillas of boats searching the scallop beds over the ensuring months. All the more reason to come and explore the fabulous Coromandel Peninsula and whilst here go searching for your slice of paradise.

 

Over the weekend we held several “open homes” especially on the properties going up for auction next week. Those “open homes” enjoyed a high level of viewing with very good interest in the properties. We will be continuing with more “open homes” over the next few months. We are working on further auction programs at the moment already securing 2 mortgagee apartment auctions in Tairua. These are illustrated within the newsletter.

 

Sharyn Morcom has also had a huge price reduction on a very nice home in Scott Drive at Cooks Beach. The vendors are ready too move and reduced the property by $100K. You can view this property on www.bayleys.co.nz/261484.

 

We are seeing more of this as people come to grips where the market is heading. As always if people are buying back on the same market it is all about the difference between the two transactions.

 

We SOLD 19 Dundas Street during the week. This was an example of the vendors meeting the market. The result was encouraging and demonstrated if properties are sharply priced we are attracting offers eventuating in sales. The enquiries are also starting increase as we head into spring and summer just around the corner.  

 

Kylie and I have also just listed a property at 9 Nicholas Ave…..very close to Whitianga Town this large two storey house is on a full 809 sqm section. The home has 4 – 5 bedrooms large living/dining/kitchen/sunroom spacious decks and plenty of secure off street parking. Room for the boat on the back yard. The home is in some need of loving and at $335,000.00 is a lot of property for the money. The listing is just being processed and should be on our web site in the next couple of days. Will certainly highlight the property in next week’s edition.  

 

The listing for the Otama property mentioned last week should be signed today therefore should have this properties marketing in place very shortly. I have just been to Otama and although the wind was blowing (like it does) it’s a stunning place. The ruggedness of the coastline, the crispy white sand, the sea spray and the white caps all added to the magic. Wow no wonder we call this place home!

 

Whilst at Kuaotunu we visited a property that graces the skyline. Surrounded by native bush the owner is in the process of looking at a two lot subdivision. The views are absolutely stunning, the development is a little way off but the two house sites will offer the purchasers unparalleled views of the Coromandel.

 

We have had a slight hiccup with our quest to bike around Lake Taupo……its called finding somewhere to stay in Taupo. With some 12000 riders accommodation is tight so we are looking at a campervan so we can park up on someone’s front yard – we promise too be good! We are still doing the k’s getting the body in fine shape just needs to raise the bar to the next level to make it all go well. So it’s on me bike till next week.
