Not really! Autumn, Winter and Spring are all very similar for volume of residential sales in Feilding if we look at the statistics over say 15 years. Spring is slightly ahead of Autumn and Winter. Summer is a few percent behind because of the distractions of Christmas and summer holidays. This surprises a lot of people.
Every year is different, but the fact that Winter is roughly the same as Spring and Autumn also surprises a lot of people. A large number of Buyers like to inspect a property at it’s worst, and to see how much water lies around the section. July of this year was one of the best months for a long time!
We all enjoy the Spring and the start of the better weather – the lambs, the spring flowers and the deciduous trees coming into leaf. Most gardens look a picture, and this helps with property presentation. The better weather makes for more enjoyable open home viewings too! People are starting to use their outdoor living patios, decks, courtyards and terraces, and Buyers can picture themselves enjoying a BBQ with a cold beverage.
Other locations around New Zealand do have seasonal real estate markets, especially holiday destinations.
I expect a strong Spring this year with solid Summer to follow.
