Rubbish, absolutely false. Our Manurewa Branch just had a stellar July; over a property per day under contract. Fiona and I were head down bum up the whole month. We just popped our heads up and have realised we completed nine unconditional sales and one more waiting for conditions too meet. What’s that workout to be? One home every three days, rain and shine. And the prices have been very strong. A visit to our Tuesday auctions at the Manukau Sports Bowl will give any prospective vendor a real sense of the vitality in South Auckland market.
If you want to make a point then tell a story. Once upon a time in far away Takaknini… there was a development called Addison. We all know it and we have all seen the new houses going up around Porchester Rd. But who is buying these brand new homes? Who is paying up to and sometimes over half a million dollars for these properties? The capital challenged from Auckland city that’s who. Take $500,000 and spend any given Sunday afternoon wandering around central city open homes and see what if anything you could afford. Fiona and I have sold one Addison home per week for the last two months. Every single one to owner/occupiers, not investors, and all but one went to city people. When you look at the greater Auckland market as a whole your amazing sale price as a South Auckland vendor is value for money to a buyer from twenty kilometres up the Motorway.
And now for the pitch… believe it or not we are nearly in the spring market. And you know what that means, the traditional crazy selling season. If your thinking of coming to the market know is the time to start working with your chosen agent. When the rain stops you will need to hit the ground running because while there’s plenty of buyers you know there will be plenty of other listings to compete with you. Go with agents who know how to clear their stock, go with Kerry and Fiona.
