It’s not a price thing – in that sales are being done at record levels and we often achieve 10’s of thousands above appraisal value.
What is appraisal Value? Good question a proper appraisal and I say proper because time and again we see this legal requirement pre-listing being done in a very cursory fashion or not at all sometimes – it is the salespersons valuation for the want of a better description and it compares recent sold properties and those currently on the market to the subject home.
Anyway because of the fast moving and competitive environment a good sales person creates, we consistently achieve well above expectations.

We all have jobs – at least those of us who want one do, interest rates are at an historic lows still and look to stay that way, inflation is low and NZ is doing great every which way you look.

June brings around the end of the April – June quarter and we find 31 sales this quarter against 34 for the same quarter last year (2016). What about values iI hear you say – well the median is now running $100,000 higher approximately. Even higher in June with a record over $600k median because of some higher value sales but on average around mid $500k.

Housing Statistics for Raglan September 2016
This month saw a dramatic increase in the median value in Raglan – this was caused by several high value sales which distorted the value somewhat. The median probably sits better at last months figure of $496,000.
This month we have had the first real evidence of population shift driven by profit taking in the Raglan market. By this I mean the trend taken by local Raglan sellers – selling taking there profit and moving from Raglan to the likes of Te Awamutu, Tokoroa and Te Kuiti. In the two town last mentioned you can buy a home or lifestyle in the region of 3 times better than your Raglan property for the same money. Some have said I will buy a home twice as good and pay off the mortgage – makes a lot of sense.

A House Sale Market in Raglan Strangled by Supply – March 2016
In March 2015 sales in Raglan by all agencies peaked at 20 – this year we see 13 sales. The restrictive factor is the listing supply.
At the time of writing it can be reported that April has been a boomer month for LJHooker sales people having achieved more conditional sales than the entire total of all agencies for March 2016.
Yes we listed more in March and freed up the supply which resulted in the booming April sales. As you would expect many of those sales had multiple offers with unlucky parties cashed up and ready to go – missing out. So if you are thinking of selling now would be a great time to do so as we have qualified buyers waiting with lots of cash.

Over the last 4 months Raglan sales have been averaging 11.5 per month – in the four months previously we saw an average of 17 per month sold. Now this might say to you the market has slowed and interest is less intense – however this is not the case!!
Interest is still very high but supply of new listings is limiting sales.
You can be sure that lack of supply means only one thing and that is increased prices.

A Bit About Raglan
Situated on the West Coast of New Zealand’s North Island, just a 45-minute drive west of Hamilton or a two-hour drive south of Auckland, with its palm-lined main streets, Raglan is fast becoming a top holiday destination both for New Zealanders and international visitors.
Rakataura and nine others from the Tainui canoe discovered the harbour in about 1400 and called it Whangaroa meaning Long Harbour, or ‘the long pursuit’. The early Europeans knew it as Whangaroa, later changed it to Whaingaroa to distinguish it from the Northland harbour of that name. Putoetoe was the original name of Raglan town area — most likely bestowed by the Tainui Tribe when they first settled round the Whaingaroa Harbour. It was so named because of the large area of toetoe growing here.
The name was changed to Raglan after the 1855 death of Field Marshal FitzRoy James Henry Somerset 1st Baron Raglan, the officer of that name who distinguished himself during the Crimean War. This was formalised on 2nd March 1858, when the NZ Government Gazette, declared by authority, “West Whaingaroa is denominated Raglan”. On 25 June, 1972, the then Lord Raglan presented the Raglan Club with the family’s coat of arms. The Club was also granted permission to use part of the arms in their coat of arms.
Surrounded by water and bush and watched over by the majestic Mount Karioi Raglan offers a breathtaking view from every corner. Raglan’s a surfing mecca for wave riders, with three world-class point breaks. Manu Bay is said to offer the longest left hand rides on the planet and featured in Bruce Brown’s 1964 classic surf film The Endless Summer. The black volcanic sands lend a sense of atmosphere to the coastal landscape. Ngaranui beach, just a few kilometres from the town and has surfing, bodyboarding, kiteboarding, swimming, fishing or simply relaxing in the sunshine.
Explore the beautiful landscape by foot, horseback or bike or kayak the waters of the harbour. For a less strenuous outing head to Bridal Veil/ Wairenga Falls. This spectacular natural waterfall is just a short drive from Raglan. At weekends you can ride Raglan’s mountain bike trails.

Good Sales for September
Nine (9) unconditional sales for September by all agents in Raglan, of these, 6 were houses and 3 sections.
At the time of writing (mid October) we can report that now we are past the Elections – Sales have gone to a new high; with 14 days left in the month, we have sold 2 Residential properties over the million dollar mark and lots in between!
So, if you are looking to get into the Raglan Market – now would be the time
August 2014: Strong sales continue in Raglan for the winter months. In June 8 houses and 1 section sold in the village. Outside of town lifestyle saw 2 sales and one farm sale. All in all a very active market for mid winter on the wonderful Raglan Coast.
As we go to print we have 6 house and section sales for July and 1 farm sale.
