Virtual Tours and My World

Top 10% property consultants understand these five facts which demonstrate how powerful virtual tours are as a listing tool.

1. Prospective residential property sellers research their local marketplace for 19 days prior to contacting an agent.

2.The majority of this research is conducted via the internet.

3. Prospective sellers focus on the website listings of local agents when contemplating which agent(s) to contact to conduct a market appraisal / listing presentation.

4. Prospective sellers appreciate listings with a virtual tour attached. (They click on listings with a virtual tour icon prior to clicking on a listing without a virtual tour icon).

5. Prospective sellers invite agents with a strong virtual tour website listing inventory to conduct a market appraisal / listing presentation rather than an agent with a poor virtual tour presence.

Yes I know all the above   BUTTTTTTTTTTTTTTTTTTTTTTTT  I am a frustrated boomer looking to get with it on virtual tours but not wanting to spend a fortune employing somebody to do it all for me.
So I have worked out that I need to take a video or a series of video clips, edit them together, upload them to a host (u-tube) and then put the u-tube link on realestate.co.nz.  This lets the listing viewer click on the tour and get excited about the listing and RINGGGGGGGGGGGGG me, (well hopefully).
At this stage I have managed the process once of twice, experimenting with some of my company’s rental listing see  http://www.realestate.co.nz/709716?min_price=350&max_price=400  Its not flash at this time because I have not mastered the editing process yet, although this afternoon I have booked a session with Dane Nikora one of my company’s young guns in Ngaruawahia for a full on training session.  See Dane on bebo he is awesome http://www.bebo.com/Profile.jsp?MemberId=2405396636
So I look forward to bigger and better video’s soon.  In search of inspiration is anyone else out there trying to do similar virtual tours and do you have any advise????
