I would do what the Titanic did not. Lower than expected inflation just reinforces this view. However, as long
stated, if I could get a two year rate at 6% or a three year rate at 6.25% I would fix – or rates close to those
levels for close to those terms.

A lot of clients struggle with the concept of selling via an agent. Usually its the commisson and the marketing cost issue irrrespective of how much that is.
Just remember when your considering selling privately.
1. Purchasers factor in the fact , you dont have commisson to pay and will lower the price they will pay anway.
2. Ask yourself if you really want to negotiate with several different parties or worse still with no one if you have set the price too high.
3. An agent will have purchasers competing against each other to get the best price for you. If you sell privately all these buyers will be competing with you. This is the most important rule in Real Estate.
4. A good agent can design marketing plan that will reach thousands, at hardly any cost at all. A lot of these you cant access and are agent only. Real estate is marketing.
over all it just isnt that much fun if your going to be running open homes, follow ups, database management, advertsing changes, reports, writing contracts, negotiation, calls etc and still having to work a full day and have a life.

Harcourts have over 700 offices worldwide and 5000 sales people. They are a member of the largest luxury web site in the world. If you property is over a 1$million in value then you can advertise on thsi web site, for as little as $250 + GST. And another $450 + GST to go in the global muxury portfolio which comes out 4 times a year. Of course we will need some photos and important we do a video with narration as well so we can optimize the seach engines.

You are joking arent you?. Lets face it if a vendor had a choice would they pay for marketing ? But its the old story, you can’t sell a secret. But this morning it changed. You still pay at the end but its a lot less painful.
I had a coffee with my mate Mark this morning and his finance company is going to pay for the marketing cost and you get three months before you have to pay, You can also roll it over if you want. Unsecured and 24 hours approval turnaround.
So after three months a $3000 loan to cover the marketing will cost you $220.
I am so wrapped with it I might even just pay the interest cost on successful sale. Its exclusive to 4 offices in NZ and on trial so I guess if my vendors dont pay the marketing back then we will lose the facility.
