Buying 10% below council valuation?

I got asked the other day this question….have i got any properties 10% under. CV. Is a property is under 10% of its Cv why……

1. there is something wrong with it. check everything incluidng how long has it been on the market.

2. its Cv doesnt relate to its market value anway. In otherwords the Cv is too high for a start

I can get 50 properties 10% under CV but there is  a reason why  they are 10% below CVand if you want an investment then beware. 

 If you have  particular skills in property you can always unlock the value. But it will cost time and likely some deep pockets.  Remember if there is an opportunity  out there some one else will be sniffing that one out too.

If your buying commercial property or property purely on its cashflows, focus on the yields and the margin on the cost of your money , not the CV in its entirety.

 Good homes in good areas are highly unlikely to sell sell 10% below CV. They get tested in the market place not below the radar.

 But if  you do get something 10% below CV and tickes all the boxes, jump in.

100% finance on units.

I mean who does this now?

  Banks wouldnt have done it for ages but sometimes vendors leave in the deposit for the purchaser. Iimportantly  the purchaser  must make sure you are not paying an over inflated purchase price. Make sure you get them valued. While you can expect to pay a slight premium for 100% finance some time without this first time home buyers wouldnt have a chance to get started. At 235,000 per unit.!!!

I just listed 5 units with 100% fiance that will help someone get started.
