The Tenant From Hell

Close Up on TV One ran an article on 29 November about:

‘The Tenant From Hell’

Where a tenant moved from property to property not paying any rent and vacating with large rent arrears, and simply taking advantage of the landlord and the Residential Tenancies Act.

While this depicted pretty much the worse case scenario in renting a property to someone who doesn’t intend to pay the rent, it is quite common for tenants to take advantage of the landlord and system  to varying degrees.

To minimise the risk, landlords should ensure they have an application form for any perspective tenant to complete,  then do a full reference check on the information provided, this includes phoning previous landlords, current employers and if possible performing a Baycorp or TINZ reference check.

While performing these checks doesn’t eliminate the risk, it goes a long way to minimise this risk and ensure you get a good quality tenant who will pay the rent.
