Expect LIM delays in the Waipa District

We have received notification from the Waipa District Council that the Council is making changes to the way they manage and store property files.  In order to improve future access, all active property file information held by Council is currently being digitized. As there are over 25,000 files, it is anticipated that the project will take approximately two years to complete.

Changes to the Land Information Memorandum (LIM) urgent service

When ordering a LIM report we have previously advised our clients to use the urgent service in an attempt to speed the process up. However Council now informs us:

“Very regretfully, Council now advises that staff are temporarily unable to offer the urgent five working days LIM service because of short-term issues with our contractor. Effective immediately, all LIM requests will be processed within 10 working days rather than the five days which we worked to in the past.”

As mentioned before, the importance of obtaining an issue free LIM early in the sales process and ideally prior to going to the market, is vital to obtaining a successful unconditional sale.  If you are currently preparing your property for the market, make a note of the extra time needed for your LIM.
