Property prices in the Hawkes Bay remained stable in May at $276,000, up $500 on the April median price. As compared to a year ago prices in the region are up by 6.3%.

Property sales in the region rose slightly in May with 173 sales as measured on a seasonally adjusted basis, up from 160 in April. However the first 5 months of 2010 though shows a significant 17% decline in sales as compared to the same period in 2009.

Inventory of houses on the market fell slightly in May from the peak of 51 weeks of equivalent sales in April to 50 weeks in May. Property prices in Taranaki fell slightly in May to $275,000 from the April figure of $280,000. As compared to a year ago prices in the region are up by 5.4%.

Property sales in the Nelson region are certainly bucking the national trend showing on a seasonally adjusted basis three consecutive months of growth. In May on a seasonally adjusted basis there were 154 sales.

This rise in sales showed directly in a decline in the inventory of houses on the market. In May the inventory fell from 34 weeks of equivalent sales in April to 29 weeks in May. This level of inventory is consistent with the long term average of 28 weeks. This would indicate that the market is fairly well balanced between buyers and sellers.
