Property sales in the Marlborough region rose by a seasonally adjusted 6.1% in September. Over the first 9 months of 2010 a total of 480 properties have been sold as compared to 698 over the same period in 2009.

This level of inventory is significantly higher than the long term average of 46 weeks. This would indicate that the market is favouring buyers.

Property prices for the Marlborough region are included in the broad Nelson / Marlborough regional median property price, in September this price was $330,000 down by 2.1% on the median price in September 2009.

Property prices based on the stratified pricing model for Christchurch fell sharply in September to $330,750 from $349,595 in June. Compared to September 2009 prices are down 5.5%.

Across the Canterbury region the impact of the earthquake impacted sales. There were 359 sales in September as compared to 584 in August.

Inventory of houses on the market remained flat in September at 33 weeks of equivalent sales; this figure is close to the long term average in the region of 31 weeks. In overall terms the property market across the Canterbury region is fairly well balanced between buyers and sellers, however the circumstances across the region over the coming months will be heavily influenced by the after effects of the earthquake.

West Coast – Property Market Pulse factsheet – October 2010

Property sales on the West Coast slipped in September on a seasonally adjusted basis by 19% with sales of 37 properties down from 39 in August. Over the first 9 months of 2010 a total of 277 properties have been sold as compared to 278 in the same period in 2009.

This level of inventory is now in line with the long term average of 99 weeks. This would indicate that the market is more balanced.

Property prices in the Central Otago Lakes district rose further in September to $465,000. As compared to a year ago prices in the region are up by 14.8%.

There were just 77 properties sold in September exactly the same number as sold in August. Over the first 9 months of 2010 a total of 698 properties have been sold, this compares to 788 in the same period in 2009.

Inventory of houses on the market fell to 105 weeks of equivalent sales. This September level of inventory is still above the long term average of 91 weeks. This would indicate that the market is slightly tipped in favour of buyers.

The median property price in Southland fell again in September, from the August figure of $194,500, it fell to $185,000. As compared to a year ago prices in the region are in the month are down 2.4%.

Inventory of houses on the market grew again in September to 48 weeks of equivalent sales compares to the 47 weeks in August. This June inventory of 48 weeks of equivalent sales remains high as compared to the long term average of 26 weeks. This would indicate that the market is still favouring buyers.

Property prices based on the stratified pricing model rebounded in September to $487,800. Compared to Sep 2009 the stratified price is up 2.3%. The current price is still 4% below the peak of the market in July 2007 a full 3 years ago.

In overall terms the property market across Auckland continues to be steady, with certainly a more robust level of activity compared to other regions of the country, this is matched to some strengthening in prices.

Property prices fell back in September to $300,000. This is showing a year on year increase of 5.3% although as judged against the peak in April of 2008 prices are down 16%.

Property sales in the Coromandel recovered in September from what had been a very serious midwinter decline. On a seasonally adjusted basis sales shot up by 121% with 35 actual sales compared to 37 in total in July and August combined. For the year to date sales are well down with 360 in 2010 vs. 442 in 2009.

This level of inventory is now way ahead of the long term average of 172 weeks. This would indicate that the market is fairly well balanced between buyers and sellers.

Property sales in the Waikato fell again in September on a seasonally adjusted basis by 7% from August. A total of 230 property sales were recorded in September as compared to 429 a year earlier. In the first 9 months of 2010 a total of 2,340 properties were sold compared to 3,152 a year earlier.
