West Coast Property Pulse factsheet – April 2011

The West Coast district region property pulse factsheet for April 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales on the West Coast of the South Island at 31 in the month rose on a seasonally adjusted basis in April and were up 3% as compared to a year ago. The inventory of unsold houses on the market rose to 156 weeks to remain well above the long-term average of 106 weeks of equivalent sales.

Median sales price of properties sold on the West Coast at $170,000 was down a significant 24% as compared to a year ago and down on the prior month. The asking price expectation of new listings though was up a 9% as compared to a year ago at $263,098.

The level of new listings coming onto the market in April at 72 fell as compared to prior month and was down 3% as compared to a year ago.

Queenstown Lakes Property Pulse factsheet – April 2011

The Queenstown Lakes district region property pulse factsheet for April 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales across the Queenstown Lake and Central Otago region at 106 in the month rose significantly on a seasonally adjusted basis in April and were up 6% as compared to a year ago. The inventory of unsold houses on the market at 143 weeks fell to remain well above the long-term average of 100 weeks of equivalent sales.

Median sales price of properties sold in the Queenstown Lakes and Central Otago region at $479,000 was up 12% as compared to a year ago, and up on the prior month. The asking price expectation of new listings rose by 7% as compared to a year ago at $563,685.

The level of new listings coming onto the market in April at 505 rose significantly as compared to prior month and was up 104% as compared to a year ago.

Otago Property Pulse factsheet – April 2011

The Otago region property pulse factsheet for April 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Otago region at 225 in the month rose slightly on a seasonally adjusted basis in April and were up 8% as compared to a year ago. The inventory of unsold houses on the market rose very slightly to 38 weeks to remain above the long-term average of 28 weeks of equivalent sales.

Median sales price of properties sold in the Otago region at $235,000 was flat as compared to a year ago, but up on the prior month. The asking price expectation of new listings was up 9% as compared to a year ago at $298,817.

The level of new listings coming onto the market in April at 377 fell as compared to prior month and was down a further 11% as compared to a year ago.

Southland Property Pulse factsheet – April 2011

The Southland region property pulse factsheet for April 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in Southland at 126 in the month rose slightly on a seasonally adjusted basis in April but were down 5% as compared to a year ago. The inventory of unsold houses on the market rose to 56 weeks to remain well above the long-term average of 32 weeks of equivalent sales.

Median sales price at $193,250 was up 4% as compared to a year ago, and up on the prior month. The asking price expectation of new listings was up 2% as compared to a year ago at $245,093.

The level of new listings coming onto the market in April at 222 fell as compared to March and was down a significant 44% as compared to a year ago.

Each month we publish a factsheet for each region of the country to provide an insight to the key numbers that detail the health of the property market across the country.

Across the Auckland region property sales at 2,387 in the month rose significantly on a seasonally adjusted basis in March and were up 12% on March 2010. The inventory of unsold houses remains just above the long-term average at 38 weeks of equivalent sales.

The stratified mean sales price at $488,083 is up 2% as compared to a year ago and up from the prior 2 months. The asking price expectation of new listings though is also up just 1% as compared to a year ago at $551,720.

The level of new listings coming onto the market in March at 4,073 was up from February but down 11% as compared to a year ago.
