Otago Property Pulse factsheet – November 2011

The Otago region property pulse factsheet for November 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Otago region at 253 in the month rose slightly on a seasonally adjusted basis in November but were down 3% as compared to a year ago. The inventory of unsold houses on the market slipped slightly 28 weeks, this level remains in line with the long-term average of 28 weeks of equivalent sales.

Median sales price of properties sold in the Otago region at $245,000 was up 7% as compared to a year ago, and continues a slow but steady rise through the year. The asking price expectation of new listings remained steady as compared to the prior month as shows a 3% rise as compared to a year ago at $280,378.

The level of new listings coming onto the market in November at 481 was well up on October, and was down just1% as compared to a year ago.

The Otago region property pulse factsheet for October 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Otago region at 229 in the month fell on a seasonally adjusted basis in October and were up significantly by 27% as compared to a year ago. The inventory of unsold houses on the market rose very slightly to 29 weeks, currently this level is in line with the long-term average of 28 weeks of equivalent sales.

Median sales price of properties sold in the Otago region at $232,000 was down 5% as compared to a year ago, and up very slightly on the prior month. The asking price expectation of new listings was up 8% as compared to a year ago at $280,220.

The level of new listings coming onto the market in October at 407 was in line with September, but was down a significant 31% as compared to a year ago.

The Otago region property pulse factsheet for May 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Otago region at 215 in the month fell on a seasonally adjusted basis in May but were up 4% as compared to a year ago. The inventory of unsold houses on the market fell to 31 weeks, it now edges closer to the long-term average of 28 weeks of equivalent sales.

Median sales price of properties sold in the Otago region at $235,000 was up 2% as compared to a year ago, and unchanged from the prior month. The asking price expectation of new listings was down 1% as compared to a year ago at $264,286.

The level of new listings coming onto the market in May at 287 fell as compared to prior month and was down a significant 25% as compared to a year ago.

The Otago region property pulse factsheet for April 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Otago region at 225 in the month rose slightly on a seasonally adjusted basis in April and were up 8% as compared to a year ago. The inventory of unsold houses on the market rose very slightly to 38 weeks to remain above the long-term average of 28 weeks of equivalent sales.

Median sales price of properties sold in the Otago region at $235,000 was flat as compared to a year ago, but up on the prior month. The asking price expectation of new listings was up 9% as compared to a year ago at $298,817.

The level of new listings coming onto the market in April at 377 fell as compared to prior month and was down a further 11% as compared to a year ago.

The Otago region property pulse factsheet for March 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales at 259 in the month rose slightly on a seasonally adjusted basis in March but were down 4% as compared to a year ago. The inventory of unsold houses rose to remain above the long-term average at 37 weeks of equivalent sales.

Median sales price at $215,000 was down 7% as compared to a year ago, and down on the prior month. The asking price expectation of new listings was up 4% as compared to a year ago at $278,625.

The level of new listings coming onto the market in March at 412 fell as compared to February but was down a significant 18% as compared to a year ago.

The median property price in Otago remained static in September at $230,000. As compared to a year ago prices in the region are up down by 3.0%.

Over the first 9 months of 2010 a total of 1,823 properties have been sold as compared to 2,198 in the same period in 2009.

The inventory of houses on the market has remained fairly static over the past few months with September seeing 31 weeks of equivalent sales. This is still ahead of the long term average of 26 weeks, indicating that the market is still favouring buyers.

The median property price in Otago rose significantly in June from $227,500 in June to $245,000. As compared to a year ago prices in the region are up by 9.9%.

Property sales remained fairly stable on a seasonally adjusted basis. In June there were 196 sales compared to 182 in June. On a moving annual basis property sales are up just 1.6% with 2,736 sales in the past 1 2months compared to 2,693 in the prior 12 months.

The inventory of houses on the market picked up slightly in July to 31 weeks of equivalent sales. This July inventory of 31 weeks is ahead of the long term average of 26 weeks. The median property price in Otago fell again in June from $230,000 in May to $227,500. As compared to a year ago prices in the region are up by 3.8%.

Property sales fell on a seasonally adjusted basis in June by 6.8% with 182 actual sales in the month. In the first half of 2010 total sales reached 1,237 as compared to 1,419 in the same first 6 months of 2009 – a fall of nearly 13%.

The inventory of houses on the market fell again in June from the May inventory of 33. The June figure was 29 weeks of equivalent sales. This June inventory of 29 weeks is now approaching the long term average of 26 weeks. This would indicate that the market is now far more balanced than in the past few months with neither buyers nor sellers having the upper hand.

The median property price in Otago slipped in May at $230,000, from $235,500 in April. As compared to a year ago prices in the region are up by 4.5%.

Property sales in the region remained very steady as measured on a seasonally adjusted basis. The May figure of 222 compares to 219 in April and 225 in March, however this 3 month period is down 6% on the same period in 2009.

Inventory of houses on the market fell significantly in May from the peak of 39 weeks of equivalent sales in April to 33 weeks in May. This May inventory of 33 weeks of equivalent sales remains high as compared to the long term average of 26 weeks. This would indicate that the market is still favouring buyers.
