Nelson Property Pulse factsheet – July 2012

The Nelson region property pulse factsheet for July 2012 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Nelson region at 120 in the month fell slightly on a seasonally adjusted basis in July and was down 6% as compared to a year ago. The inventory of unsold houses on the market fell to 28 weeks. The level has now fallen below the long-term average of 31 weeks of equivalent sales.

Median sales price of properties sold in the Nelson region at $337,000 was up 7% as compared to July 2011, but down from the prior month. The asking price expectation of new listings was down 10% as compared to a year ago at $383,694.

The level of new listings coming onto the market in July at 199 was down on the June figure of 216 and down 6% as compared to a year ago.

This data indicates that the Nelson region is fairly well balanced with sales activity steadying whilst inventory is falling as lower listings are reducing choice in the market fro buyers. Sellers however are not pricing new listings higher despite the strong prices for property sales indicating that buyers and sellers are fairly well balanced with neither having the upper hand.

The Nelson region property pulse factsheet for June 2012 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Nelson region at 135 in the month rose marginally on a seasonally adjusted basis in June and was down 4% as compared to a year ago. The inventory of unsold houses on the market fell to 30 weeks, having seen a significant rise in May. The level now sits inline with the long-term average of 31 weeks of equivalent sales.

Median sales price of properties sold in the Nelson region at $367,000 was up 8% as compared to June 2011, and up slightly from the prior month. The asking price expectation of new listings was up 4% as compared to a year ago at $460,998.

The level of new listings coming onto the market in June at 216 was down on the May figure of 250 but was up 18% as compared to a year ago.

The Nelson region property pulse factsheet for May 2012 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Nelson region at 155 in the month rose on a seasonally adjusted basis in May and were up 2% as compared to a year ago. The inventory of unsold houses on the market picked up to 38 weeks to track back above the long-term average of 31 weeks of equivalent sales.

Median sales price of properties sold in the Nelson region at $360,000 was up 5% as compared to May 2011, and up slightly from the prior month. The asking price expectation of new listings was up 6% as compared to a year ago at $457,235.

The level of new listings coming onto the market in May at 250 was up from April and up 22% as compared to a year ago.

The Nelson region property pulse factsheet for November 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Nelson region at 154 in the month rose on a seasonally adjusted basis in November and was up 13% as compared to a year ago. The inventory of unsold houses on the market picked up to 31weeks to lie just above the long-term average of 30 weeks of equivalent sales.

Median sales price of properties sold in the Nelson region at $342,075 was in-line with prices of a year ago, but down slightly from the prior month. The asking price expectation of new listings was up 14% as compared to a year ago at $464,911.

The level of new listings coming onto the market in November at 330 was up significantly from October and up 24% as compared to a year ago.

The Nelson region property pulse factsheet for October 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales in the Nelson region at 137 in the month fell on a seasonally adjusted basis in October but was up a significant 37% as compared to a year ago. The inventory of unsold houses on the market turned up to 30 weeks to lie in- line with the long-term average of 30 weeks of equivalent sales.

Median sales price of properties sold in the Nelson region at $350,000 was up 2% as compared to a year ago, and up slightly from the prior month. The asking price expectation of new listings was up 3% as compared to a year ago at $450,343.

The level of new listings coming onto the market in October at 262 was down very slightly from September and down 4% as compared to a year ago.

Property sales in the Nelson region at 152 in the month rose on a seasonally adjusted basis in May but were down by 4% as compared to a year ago. The inventory of unsold houses on the market fell to 37 weeks, but remains above the long-term average of 30 weeks of equivalent sales.

Median sales price of properties sold in the Nelson region at $343,250 was down 2% as compared to a year ago, and was slightly down from the prior month. The asking price expectation of new listings was up 10% as compared to a year ago at $431,920.

The level of new listings coming onto the market in May at 205 was down as compared to April but up 5% as compared to a year ago.

Property sales in the Nelson region at 127 in the month rose very slightly on a seasonally adjusted basis in April but were down by 3% as compared to a year ago. The inventory of unsold houses on the market fell to 43 weeks, but remains well above the long-term average of 30 weeks of equivalent sales.

Median sales price of properties sold in the Nelson region at $345,000 was down 6% as compared to a year ago, but up slightly from the prior month. The asking price expectation of new listings was down 4% as compared to a year ago at $423,927.

The level of new listings coming onto the market in April at 267 was in line with March but up a significant 28% as compared to a year ago.

The Nelson region property pulse factsheet for March 2011 is published using data from Realestate.co.nz and REINZ (Real Estate Institute of NZ).

Property sales at 147 in the month rose on a seasonally adjusted basis in March but were down by 7% as compared to a year ago. The inventory of unsold houses rose sharply to remain well above the long-term average at 48 weeks of equivalent sales.

Median sales price at $340,000 was down 4% as compared to a year ago and down from the prior month. The asking price expectation of new listings was in contrast up 3% as compared to a year ago at $427,727.

The level of new listings coming onto the market in March at 273 grew as compared to February but was down 6% as compared to a year ago.

Property sales in the Nelson region rose slightly in September; as measured in a seasonally adjusted basis volumes were up 3.7%. There were 124 sales in September compared to 104 in August. Over the first 9 months of 2010 a total of 1,137 properties have been sold compared to 1,309 in the same period in 2009.

Property prices for the Nelson are included in the broad Nelson / Marlborough regional median property price, in July this price was $330,000 down 2.1% as compared to September 2009.

Property sales in the Nelson region rose in July following a significant fall in June as measured in a seasonally adjusted basis. There were 113 sales in July compared to 98 in June. On a moving annual basis sales are up 3.5% with 1,622 properties sold in past 12 months compared to 1,567 in the prior 12 months.

The inventory of properties on the market in July rose again in July to 29 weeks of equivalent sales. This level of inventory is just in line with the long term average of 28 weeks.
