Floor plans, are they essential?

Sometimes you deal with buyers who can’t physically view the property you are marketing.

In this case an Ex-State house in Waterview, since they live overseas like in the case below.

Having floor plans made for the property by Jim Janse from Panoview made my life easier and my buyer very happy:

I am interested in this property. I am living in Sydney and would be renting it out. The rent seems quite low. Is one of the bedrooms a single? Helen

2 bedroom are suitable for a double bed while the other two would better suite a single bed

What is the best time of the year to sell my property?

When selling your house there are several times a year when you are more likely to get a better selling price on a house than at others, and some times that you’ll sell a house faster than others.

To asses the best time to sell your property ask yourself the following questions:

  1. How many properties are currently for sale in my suburb? If there are only a few than your home will face less competition and get more attention from buyers.
  2. Are interest rates rising or falling? Rising interest rates erode buyers’ purchasing power so they can pay less for properties and you’ll want to sell now. Falling interest rates increase buyers’ purchasing power and they are more likely to pay a premium so you may to wait until rates drop further.
  3. Is there anything that will improve or depress the local economy & community? An improved local community and economy attract buyers. For example the State Highway 20 Waterview Extension will ultimately improve accesse into the area making it desirable for buyers. However in the short term it may cause interference with access into Waterview and affect residents’ lives making it less desirable for (short sighted) buyers.

  4. What is your goal in selling your property? If you are going to buy a different home then sell in winter and enjoy the selection of many properties that usually come onto the market in Spring and Summer.
  5. Are there buyers out there looking for a property like mine? Call your local real estate specialist and ask if they have qualified buyers interested in your style of house. Selling property need not be seasonal – if you have a great sales consultant who is marketing your property well you will get a good sale price.

10 out of 10

This week I have completed the sale of what proved to be a challenging sale even in our buoyant market.

I have written 3 offers and had three  signed contracted on 10 Waterbank Crescent, Waterview, Auckland, before I could finally stick a big red SOLD sticker on the For Sale sign.

Even though we had ample buyers through the open homes, most have shied away due to future proximity to the SH20 extension and the street demographics.

The smart buyers who, after a substantial due diligence, could see beyond these facts, realised they are getting a great family home on a full section within eights minutes to the CBD; All for a fair market value.

Now, as always, we must keep doing the basics right: Great service, integrity, full disclosure and determination to see the job through to a successful completion.

Waterview, in my opinion, still remains the last reasonably priced suburb so close to town, offering a peaceful lifestyle for families and first home buyers alike.
