I have recently met with Ben Young
who recommended me to start using CRM (Customer relationship management) in my Real Estate business. He particularly recommended Highrise
as it allows the user t access and update it over the Internet.
One of the cool features about Highrise and the reason for this post is the ability to Tag contacts and then search them by Tags. Anything can be a tag from the obvious buyer or seller tags to Ponsonby (suburb tag) and Pet owner tag.
What is it good for you ask? Let’s look at a couple of examples:
- You have just started out, you have more time than listings so all you do is prospect. Your tendency at this stage will be to go for the hot prospects who are closest to list or buy through you. However, if you choose to work a bit slower and insert all those who you talk with to the database, backed by extensive notes and Tags, in time you will rip the rewards. Later down the track, when you’re more established, search your Tabs and find reasons to contact those people. Say you spoke with Jo and Jane in April about selling. They said to you they’d love to sell provided you found them a 4 bedroom Villa in Grey Lynn first. It’s now October, you came back from Caravan/Team viewing and actually saw a 4 bedroom Grey Lynn Villa. Since 6 months have passed you may have forgotten about Jo and Jane – but your CRM hasn’t! You run a Tag search for 4 bedroom buyer or sell subject to purchase or whatever Tab you use and find Jo and Jane. You get an opportunity for a sale and a list and sale – all from one phone call you made 6 months ago.
- Mary, one of your contacts, is a Herne Bay home owner, owns two cats, drives a scooter and owns 2 investment properties in Newton. If you set all these characteristics for Mary as Tags you’ll be able to communicate with her regularly about things that are relevant to her. How about sending her the REINZ stats for both Herne Bay and Newton every month? Let her know about New Zealand’s next TOP CAT MODEL competition? Or about bike winter gear sale at Motomale ? What a great way to show you care, provide relevant information and stay TOP OF MIND with your clients.
