Can I Sell My House before Christmas?
That’s the question an owner asked me today before listing their house for sale by Auction.
The answer is yes, you have plenty of time. With your objective to be sold before Christmas, our focus must be on creating an effective marketing campaign that will result in an unconditional cash sale on or before the middle of December.
The plan below is made for an auction marketing campaign but it would work just as well for a Set Date of Sale or By Negotiation marketing campaign.
So here’s the plan:
8-14 November: This week you will focus on preparing your home for sale. A stylist will visit you to help you make the home look its best. We will also book the advertising, order a LIM report from the Auckland Council, order the colour signboard and book a professional photographer to come and shoot the home.
15-21 November: This week we will shoot the property, prepare the auction (or normal sale and purchase agreement) contract, write the advertising copy and get you to review it.
On The market
22-28 November: The campaign starts and the property goes live on the internet. Advertisements are created and proofed. Email updates are sent to our buyer database.
This week we will focus on private preview appointments through the week. If we find a buyer who is extremely interested at this stage, we may be able to sell your home before the auction. The first open homes are this weekend backed by advertising in the Saturday New Zealand Herald Homes.
29 November until 12 December: The marketing continues with open homes and private viewings. We will follow up on the phone with all the buyers and keep you up to date with weekly reports and quick meetings.
Results and Decisions
14 December: Time for the auctioneer to visit your home and meet with you. We will discuss your auction strategy and expected reserve price, which will remain confidential. Then I will call all the interested buyers to make sure they are ready to bid on the day.
15 December: It’s Auction day! With competitive bidding in the room we are likely to sell your home on your terms and conditions. You’ll be relaxed knowing a 10% deposit cheque was paid by the buyer to secure the sale. Now it’s time to pop the champagne and start packing. Merry Christmas.
