Summer Holiday Tips for Rental Property Owners

Property management can be stressful over the Xmas holiday period as the rental market slows down, and landlords and tenants are often faced with financial and time restraints. Issues with rent arrears and property maintenance are difficult to resolve as tenants and tradesmen can be hard to get in touch with over this period. Landlords need to be prepared for any problems that may occur and plan in advance to stay “ahead of the game”!

Communication is a key ingredient of planning in advance. A landlord needs to be contactable at all times and should notify tenants of any travel plans and provide them with contact details for while they are away. Note that section 16A of the Residential Tenancies Act requires that a landlord must have an agent if they are out of New Zealand for longer than 21 consecutive days.
