Allen Realty makes successful Tenancy Tribunal claim for $7000 plus
A tenancy may be terminated under Section 55 of the Residential Tenancies Act if “the tenant has caused, or has permitted any other person to cause, or has threatened to cause, substantial damage to the premises”. In order to reduce potential tenancy problems Allen Realty has a strict tenant selection process and carries out regular inspections, however occasionally a good tenant can turn bad overnight due to changes in personal circumstances.
A tenancy was recently terminated by Allen Realty after the tenant’s intoxicated brother caused extensive damage to the property. In the first instance the property manager issued a 14 day notice requesting the tenant fix the damage, but at the end of this period the work had not been completed and the tenant had also missed a rent payment.
