Property Maintenance in Rental Properties

In the past it was common practice for a property management company to locate the cheapest contractor to complete property maintenance work required in a rental property. A property manager would often look for a tradesman in the local newspaper without obtaining a warrant of service and carrying out any reference checks.

Leaky buildings and increased insurance requirements, along with changes to legislation has seen a demand for qualified and reliable contractors over the last decade. This includes recent changes to the Building Act with the introduction of Restricted Building Work which comes into effect in March 2012. This legislation requires a Licensed Building Practitioner to carry out or manage restricted building work

As a result of these changes, landlords and property managers should be diligent when considering tradesmen for property maintenance work, and ensure they are reliable, registered and insured.
