Are Your Rental Properties Getting Maximum Rent

Many Auckland landlords have enjoyed recent reports about high demand and rents being on the rise. Some landlords have made the most of this continued high demand and issued rent increases to stay in line with the market. However  many landlords and some property managers still don’t have a policy in place to deal with regular rent reviews and often only review rents when tenants vacate. In the world where we live in one of the only certainties in life is that prices will eventually go up. Rates, insurance and maintenance costs are also on the rise and in order to maximise your investment, regular rent reviews are as important as a regular property inspection. Having accurate market rents will not only help ensure that you have the funds necessary to maintain and hold your properties, but also make improvements from time to time.

Landlords should undertake periodic rent reviews and it is often beneficial to review rents every 6-9 months. Tenants are required to be served with 60 days’ notice for rent increases plus an allowance for postage. Owners should carry out a comparative market analysis when reviewing the rent and you can read more about this in one of our recent blogs The Art of the Rent Review. You call also view average market rent statistics on our website which we update regularly and this resource will assist you to determine a market rent.

How do you select tenants? What checks do you do?

Allen Realty has strict processes in place to govern our tenant selection process. This is one of the most important steps in an efficient property management service. The rest of the tenancy relies on this process being given the focus it deserves. Matching the right tenant to your property is vital for long term trouble-free ownership. We know how to minimise the many pitfalls of tenant selection and make this aspect a key to our property management plan. We make no secret of the fact that we will decline tenancy applications if they do not meet our criteria. What you could find a time consuming and difficult process is handled by our team promptly and efficiently. The failure to complete this process thoroughly can be costly! Read more about our Tenant Selection Process including information on credit checks, reference checks and Ministry of Justice checks.

Can you take over from another property manager?

If your properties are currently being managed by another agent then we can contact the current property manager to organise the entire transition to Allen Realty Ltd. All properties will be inspected within two weeks of the takeover date to provide owners with an inspection report outlining the condition of the property, outstanding maintenance issues and a current rent review. We can take over existing tenancies no problem and we are experienced in ensuring that this process has as little disruption to tenants as possible.
